Air Duct Cleaning FAQ — Houston, TX

Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often do Houston ducts actually need cleaning?

Most houses here land somewhere in the three-to-five year window, and the reason is the weather. Cooling season runs March into October or November, so the blower pushes air nine or ten months out of twelve, and summer dew points in the low to mid 70s mean that air arrives damp. Pine and oak pollen in spring, gumbo clay soil dust, and Saharan dust that drifts in mid-summer stick to that moisture inside the duct wall. If someone in the house has asthma, if you've done any remodeling, or if the system sat through a flood, move it up.

Walk me through the job from start to finish.

We start at the equipment, not the vents. A tech pulls the blower cover, looks at the coil and the plenum, and checks the attic runs, since in Houston the air handler and most of the ductwork live up there. Then we seal off every register but one, hook a negative-air machine to the trunk line, and work room by room with rotating brushes and compressed-air whips so the debris travels toward the vacuum instead of into your living room. We finish with the return drop, the blower wheel, and a walkthrough so you see what came out.

How much of my day does this take?

A single-system bungalow inside the Loop with eight or ten registers usually runs two to three hours. A 1960s ranch across the annexation ring with long attic runs takes longer. Two-story subdivision homes past Beltway 8 with two air handlers are typically a half day, sometimes a little more if the upstairs unit is buried behind storage. We give you a time estimate before we unroll a single hose, and if something in the attic changes that number, you hear it from us right then.

Why does one house cost more to clean than the house next door?

Count of systems first. One air handler is one price, two is closer to double, since it's two full setups. After that it's register count, how far the attic runs stretch, and whether the ductwork is accessible or packed under blown-in insulation with a low roof pitch. Flex duct that's been crushed or disconnected, a blower wheel caked solid, or a coil that needs real attention all add labor. We look at all of it on site and tell you the number before we start.

Do you move my furniture around, and how messy does it get?

We slide what's sitting on top of a floor register and put it back. Heavy pieces stay where they are unless you ask and we can do it safely. The negative-air machine holds the system under suction the whole time, so the dust moves toward the vacuum, not out into the room. We lay drop cloths at the air handler and at the return, and we clean up the attic access before we leave.

How do I know whether the dryer vent or the HVAC is causing it?

Look at where the symptom shows up. Towels taking two cycles, a hot laundry room, or lint around the dryer door points at the vent, especially in two-story homes where the run goes up and over through the attic before it exits. Weak airflow at the supply registers, dust landing on furniture within a day of wiping, or a musty smell when the AC kicks on points at the duct system. Both can be true at once, which is common here because both lines share the same humid attic. We check both while we're there and tell you which one is actually the problem.

What happens if you find mold in there?

We stop and show you. With 50 inches of rain a year, bayou-adjacent drainage along Buffalo, Brays and White Oak, and a flood history that includes Allison and Harvey, growth on duct liner and at the coil is not unusual in this city. Surface growth on hard metal we can clean and treat. Growth soaked into flex duct liner or fiberglass board is not something you clean, it's something you replace, and we'll say so instead of selling you a service that won't hold. If it's beyond what we handle, we tell you that too.

Will you put in a new filter while you're here?

Yes. Running a freshly cleaned system through a loaded filter undoes part of the work, so we swap it as part of the job. We stock common sizes for Carrier, Trane, Lennox, Goodman, Rheem and American Standard equipment. If yours is an odd size or a media cabinet, we'll pull the old one, write down the exact dimensions, and tell you what to buy. We'll also point out whether your filter rating is choking airflow, which happens a lot on older ranch systems.

Can someone come out today?

Often, yes. We hold slots open each day for same-day calls, and mornings fill first. Summer is our heaviest stretch because that's when people notice the smell and the dust at the same time, so call early in the day if you want same-day. If today is full, we'll usually have something the next morning, and we'll give you a real arrival window instead of an all-day one.

Where do you work?

Houston and the surrounding area. That covers the prewar bungalows inside the Loop, many of them pier-and-beam with crawlspace or a floor-furnace legacy, the 1950s to 70s ranch and split-level tracts through the postwar annexation ring, and the 1980s through 2000s and newer two-story subdivisions beyond Beltway 8. Almost all of it is slab-on-grade outside the older inner-city blocks, with attic air handlers and attic duct runs, which is the setup we work in every day. Call with your cross streets and we'll confirm whether you're in range.
